1 Our Origination Charge

All origination charges are entered in this section. The total of fees from this section will populate to 1. Origination Charge on the Good Faith Estimate.

2 Your Credit or Charge (Points) for the Specific Interest Rate Chosen

Loan Discount, Lender Rebate (YSP), and Loan Level Pricing Adjustments will transfer to Adjusted Origination Charges section on the Good Faith Estimate.

Loan Discount - transfers as a charge on the Good Faith Estimate

Credit - Lender Rebate (YSP), transfers as a credit on the Good Faith Estimate

Loan Level Pricing Adjustment - reduces Borrower's credit and includes in Borrower pays a charge.

3 Required Services That We Select

All charges in this section will transfer to 3. Required Services Selected by Mortgage Company on the Good Faith Estimate.

4 Title Services and Lender's Title Insurance

All charges in this section transfer to 4. Title Services and Lender's Title Insurance on the Good Faith Estimate.

5 Owner's Title Insurance

Transfers to 5. Owner's Title Insurance on the Good Faith Estimate

6 Required Services That You Can Shop For

All charges in this section transfers to 6. Required Services That Borrower Can Shop For on the Good Faith Estimate

7 Government Recording Charges

All charges from this section transfers to line 7. Government Recording Charges on the Good Faith Estimate.

8 Transfer Taxes

All charges in this section transfer to line 8. Transfer Taxes on the Good Faith Estimate.

9 Initial Deposit for Your Escrow Account

All charges in this section will transfer to line 9. Initial Deposit in Escrow Account on the Good Faith Estimate

10 Daily Interest Charges

Daily interest charges transfers to line 10. Daily Interest Charges on the Good Faith Estimate.

11 Homeowner's Insurance

All charges in this section transfer to line 11. Home Owner's Insurance on the Good Faith Estimate.

Additional Settlement Charges Not Included on GFE

Any charges entered into the Prepaid or Other Charges section will not transfer to the Good Faith Estimate. However, they will calculate into Total Estimated Settlement Charges on the Fees Worksheet and p. Cash from/to Borrower on Loan Application pg. 4.

Most fields on the Good Faith Estimate do not allow you to directly enter the data because the information will populate from other forms, such as the Initial Fees Worksheet and Truth-In-Lending.

Summary of Settlement Charges (Page 1)

A. Adjusted Origination Charges - Origination Charges minus YSP credit.
Note: The Adjusted Origination Charges are all the origination charges minus the YSP credit.




B. All Other Settlement Services Charges - Populates all fees from the Initial Fees Workshseet other than the origination charges.

Note: The 1300 series section of the Initial Fees Worksheet does not transfer to the GFE 2010, with the exception of the Pest Inspection Fee. Any fee that you would usually enter into the 1300 series section should be removed from the Initial Fee Worksheet and entered directly on the Good Faith Estimate 2010 in box 3. Required Services Selected by Mortgage Company, or block 6. Required Services That Borrower Can Shop For.

Adjusted Origination Charges (Page 2)

1. Origination Charge - Populates from the 800 series section of the Initial Fees worksheet, excluding the Appraisal Fee, Loan Discount, Credit Report, Tax Service Fee, and Flood Certification.


2. Credit or charge (points) for the specific interest rate chosen:
Loan Discount and Compensation to Broker from lender will only be included in the cost if the appropriate checkbox is selected.

  • The credit or charge for the interest.... checkbox assumes that there will not be a credit given to the customer nor a charge. This may only be selected by the lender or correspondent lender.
  • The Borrower receives a credit of... checkbox will give the borrower a credit in the amount of the Yield Spread Premium. Populated from bottom of the 800 series section of the Initial Fees Worksheet, Compensation to Broker...
  • The Borrower pays a charge of.. checkbox will include loan discount, populated from line item 802 of the Initial Fees Worksheet.

Charges For All Other Settlement Services (Page 2)

3. Required Services Selected by Mortgage Company - Populates from the 800 series section of the Initial Fees Worksheet. However, the user defined fields will not populate. Any additional services that the borrower is not permitted to shop for should be entered here.

4. Title Services and Lender's Title Insurance - Populates from the 1100: TITLE CHARGES section of the Initial Fees Worksheet.

5. Owners Title Insurance: This field does not exit on the Initial Fees Worksheet, therefore you must enter the Owners Title Insurance directly on the Good Faith Estimate 2010 but not on the Initial Fees Worksheet.


6. Required Services That Borrower Can Shop For: The Pest Inspection fee will transfer from line item 1302 of the Initial Fees Worksheet. This section does not exist on the Initial Fees Worksheet; therefore, any fees that the borrower can shop for should be entered directly onto the Good Faith Estimate 2010 but not on the Initial Fees Worksheet.

7. Government Recording Charges - Populates from the 1200 GOVERNMENT RECORDING & TRANSFER CHARGES section of the Initial Fees Worksheet. (Line item 1201 only)

8. Transfer Taxes - Populates from the 1200 GOVERNMENT RECORDING & TRANSFER CHARGES section of the Initial Fees Worksheet, with the exception of line item 1201 Recording Fees.

9. Initial Deposit in Escrow Account - Populates from the 1000: RESERVES DEPOSITED WITH LENDER section of the Initial Fees Worksheet.

10. Daily Interest Charges - Populates from line item 901 of the Initial Fees Worksheet.

11. Homeowner's Insurance - The Hazard insurance field will populate from line item 903 of the Initial Fees Worksheet. The Flood Insurance does not populate from the Initial Fees Worksheet, and must be entered directly onto the Good Faith Estimate.
